How to Remove Coil Spring Balances from Commercial Windows

Coil spring balances, also called constant force balances, are commonly used in modern commercial double-hung or tilt-in windows. If a window becomes difficult to open or won’t stay in place, the balance system may need removal for inspection or replacement. Here’s how to safely remove coil spring balances in commercial window systems.
Tools Required:
Flathead screwdriver
Phillips screwdriver
Safety gloves and glasses
Drill (optional, for stubborn fasteners)
Step-by-Step Process
1. Open and Tilt the Sash:
Open the bottom sash partway to relieve spring tension. If the window has a tilt-in feature, engage the tilt latches and carefully tilt the sash inward to a horizontal position.

2. Remove the Sash:
Gently lift one side of the sash to disengage the pivot bar from the pivot locking shoe. Repeat for the other side and set the sash aside.

3. Stabilize the Balance Shoe:
The coil spring is anchored to a balance shoe inside the jamb track. Insert a flathead screwdriver into the metal cam of the shoe, rotate it to release tension (usually a quarter turn), and carefully slide the shoe down to an accessible height.

4. Disengage the Coil Balance Housing:
Locate the coil spring housing, typically mounted with one or more screws in the jamb. Unscrew the fasteners and gently remove the housing from the track. Be cautious—multiple springs may be stacked and under slight tension.

5. Remove the Coil Spring(s):
Once the housing is out, slide the spring(s) out of the track. Inspect the components for damage, corrosion, or wear if planning to reinstall or replace them.

Check building specs: Commercial windows may use higher-tension springs or reinforced tracks—note the manufacturer and model.
Label components: Label or photograph parts before removal to simplify reassembly.
Use PPE: Commercial frames can have sharp edges; always wear gloves and safety glasses.
